GTA Online Mansions Locations, Costs, and Upgrades Explained

The long-awaited A Safehouse in the Hills update for GTA Online has finally arrived, and it brings one of the most exciting property expansions the game has seen yet. This update could potentially mark the end of new content for GTA Online, making its additions even more significant. The biggest highlight of the A Safehouse in the Hills update is the introduction of three new mansions available for purchase, and this guide walks you through everything you need to know about the GTA Online mansions.

How to Buy a GTA Online Mansion

GTA Online mansions can be purchased just like other properties in the game. To buy one, simply use the newly added Prix Luxury Real Estate listings app on your in-game phone or computer, where you’ll find all three available properties available for purchase.

After selecting your mansion, you can customize it with additional upgrades, much like you would with any other property in GTA Online, before finalizing your purchase.

Where Are The GTA Online Mansions Located?

There are three mansions available for players to purchase, each located in a different area of San Andreas. The mansions and their unique interior styles are detailed in the table below.

Tongva HillsSprawling coastal views

Near Vinewood SignThe classic Hollywood glamour mansion experience

It’s important to note that these mansions do not generate income, unlike businesses in GTA Online. Choosing a mansion comes down to personal preference rather than location-based advantages, so pick the one that appeals to you the most.

How Much Do GTA Online Mansions Cost

The new mansions are the most expensive property investments in GTA Online, with prices reaching tens of millions of dollars when fully upgraded. The costs are broken down as follows:

LocationBase CostBase Cost with Max UpgradesBase Cost with Gold Tier DiscountBase Cost with Gold Tier Discount and Max Upgrades
The Tongva Estate$11,500,000$17,407,500$9,500,000$15,407,500
Richman Villa$12,800,000$18,800,000$10,800,000$15,700,000
The Vinewood Residence$12,200,000$18,107,500$10,200,000$16,107,500

These mansions are a sizeable investment for players, designed as an end-game, aspirational purchase—and the prices certainly reflect that.

*Gold Tier Discount Status: Time-Limited Offer Has Passed

The GTA$2,000,000 discount for the Prix Luxury Real Estate listings was a time-limited incentive offered to players who completed all three Listings Missions (Due Diligence, Fixes & Fittings, and Hard Deadlines) before the update’s release on December 10th.

  • If you completed the missions before the deadline: The discount has been applied to your in-game account, and you will see the lower price when purchasing a mansion.
  • If you missed the deadline: You must pay the full, base price for the mansion. The Gold Tier missions are no longer available for the discount reward.

What Upgrades are in the GTA Online Mansions and What Do They Do

The new GTA Online mansions are more than just luxury homes—they’re fully customizable estates with a variety of upgrades and amenities to suit your style and gameplay needs. Here’s a breakdown of what you can add to your mansion:

Interior & Core Amenities

Each mansion comes with a fully furnished interior, including:

  • Master and guest bedrooms
  • Lounge
  • Media room
  • Trophy room
  • Office
  • Private salon
  • Secure vault
  • Pet
    • Cat: $15000

You can choose from three main interior styles for your mansion: San Andreas Coastal (Free), Los Santos Loft ($497,500), or Vinewood Regency ($612,500), each giving your property a distinct look and atmosphere.

You can also customize your interior further with Tints and Patterns. Tints cost $100,000, while Patterns are priced at $245,000.

Outdoor & Estate Features

Mansion grounds include optional luxury features:

  • Rooftop helipad for helicopters
  • Expansive driveway and upgraded garage
  • Pools, hot tubs, and spa-style amenities
  • Outdoor gym or yoga area

Optional Upgrades

Players can further enhance their mansion with premium upgrades, such as:

  • Vehicle Workshop ($880,000) – Fully customize vehicles inside your mansion
  • Indoor Car Podium ($650,000) – Display one of your personal vehicles in style
  • Armory ($720,000) – Upgrade weapons and store gear securely
  • Arcade Setup ($950,000) – Add retro game cabinets for a private arcade room

Services & Functional Bonuses

  • Private Security Team ($1,750,000) – Patrols the estate to protect your property
  • AI Concierge – An in-house assistant to manage tasks and add convenience
  • Party & Social Options – Host gatherings or social events at your mansion

The optional upgrades and services/functional bonuses don’t need to be purchased all at once. If you can only afford a few initially, you can always return to the Prix Luxury Real Estate app later to add the remaining upgrades.

These additions make the mansions both a status symbol and a functional base, combining luxury, convenience, and gameplay utility. Keep in mind that the total cost of a mansion will depend on how many upgrades you choose to install.

The A Safehouse in the Hills update doesn’t just add mansions to GTA Online. Players can also enjoy new drip-feed vehicles and missions featuring Michael De Santa, offering fresh content and opportunities to explore the world of San Andreas.
